The list below covers the Building Code of Australia (BCA) & Australian Standards 1851- 2012 Routine Service of Fire Protection Systems and Equipment and servicing frequency requirements.

Essential Safety Measures

Plan SA – Building Regulations

AS1851 Tolerance Frequencies – AS1851 Section 1
Tolerance Frequencies as per Australian Standards 1851
  • 1851 Maintenance Schedules adhere to a tolerance frequency. All works being carried out as per AS1851 should fall within this period.
Automatic Fire Sprinkler System – AS1851 Section 2
Automatic fire sprinkler systems (wet and dry pipe systems)
  • Automatic sprinkler systems are inspected and tested by AS1851 Section 2 every month.
  • Additionally, a log book must be placed at the location of the sprinkler for the technician to record the results of each inspection by AS1851 Section 2.
Deluge and water spray systems
  • Wall wetting and drencher systems are inspected and tested by AS1851 Section 2 every month.
  • AS1851 section 2.4.7  12 heads or less every month.
Fire Pump Sets – AS1851 Section 3
Electric & Diesel Pumps
  • Fire hydrant booster pumps are inspected by AS1851 section 3 every month.
  • Additionally, in the case of a hydrant booster pump being present, a log book is required for the technician to record the results of each weekly inspection, per maintenance code AS1851 Section 3.
Fire Hydrant Systems – AS1851 Section 4
  • Fire hydrants are inspected and tested in accordance with AS1851 Section 4 on a six (6) monthly basis.
  • An unassisted flow test is required Annual basis.
  • For Hydrant Boosters, an unassisted flow test is required on an Annual basis, while an assisted flow test and a pressure test are mandated every five (5) years.
Street Hydrants / Plugs
  • Street plugs are flow tested on an Annual basis, as per Ministerial Building Standards MBS002.
Water Storage Tanks For Fire Protection Systems – AS1851 Section 5
  • Water Storage Tanks are inspected and tested in accordance with AS1851 section 5 on an monthly basis.
Fire Detection & Alarm Systems – AS1851 Section 6
Automatic fire detection and alarm system
  • Automatic fire detection and alarm systems (panels) are inspected and tested in accordance with AS1670 & AS1851 Section 6 on a monthly basis.
  • Additionally, a log book is required to be placed at the location of the fire indicator panel in order for the technician to record the results of each inspection, in accordance with AS1851 Section 6.
240v Smoke and Heat Alarms
  • Smoke and Heat Alarms are inspected and tested in accordance with AS1670 & AS1851 Section 6 on a six (6) monthly basis.
Emergency Warning Systems
  • Emergency Warning Systems are inspected and tested in accordance with AS1670 & AS1851 Section 6 on a monthly basis.
Emergency Intercom Systems
  • Emergency Intercom Systems are inspected and tested in accordance with AS1670 & AS1851 Section 6 on a yearly basis.
Special Hazard Systems – AS1851 Section 7
  • Special Hazard Systems are inspected and tested in accordance with AS1670 & AS1851 Section 7 on a monthly basis.
Delivery Lay Flat Fire Hose – AS1851 Section 8
  • Delivery lay flat fire hoses are inspected and tested in accordance with AS1851 section 8 every year.
Fire Hose Reels – AS1851 Section 9
  • Fire hose reel systems are inspected and tested in accordance with AS1851 section 9 on a six (6) monthly basis.
Portable & Wheeled Fire Extinguishers – AS1851 Section 10
  • Portable fire extinguishers are inspected and certified by AS1851 Section 10 on a six (6) monthly basis.
  • Hydrostatic Pressure Testing in accordance with AS1851 / AS2337 on a five (5) yearly basis.
  • NB (a licenced cylinder test station should only carry out all pressure testing/refilling and certification as per AS2030 and AS2337)
Fire Blankets – AS1851 Section 11
  • Portable fire blankets are inspected by AS1851 Section 11 on a six (6) monthly basis.
Passive Fire & Smoke Systems – AS1851 Section 12
Fire Dampers
  • Fire dampers are inspected and tested in accordance with AS1851 Section 12 on a three (3) and six (6) month basis.
Fire Doors
  • Fire doors are inspected annually and tested as per AS1851 Section 12 on a three (3) and six (6) month basis.
Smoke Doors
  • Smoke doors are inspected annually and tested according to AS1851 Section 12 on a six (6) month basis.
Fire Shutters
  • Fire shutters are inspected annually and tested in compliance with AS1851 Section 12 on an annual basis.
Fire Windows
  • Fire windows are inspected annually and tested in accordance with AS1851 Section 12 on an annual basis.
Fire-Resistant Materials
  • Fire-resistant materials are applied to building elements, including intumescent paints, fire protective sprays, coatings, and boards.
    Annual basis, Ministerial Building Standards MBS002, AS1851.
Fire Hazard Properties
  • The fire hazard properties of floor, wall, and ceiling linings; floor coverings; air handling ductwork; lift cars; non-required and non-fire isolated stairways or ramps; attachments to internal floors, walls, and ceilings; insulation; proscenium curtains; and auditorium seating, etc.

Compartmentation Fire Walls and Barriers / Separations
  • Compartmentation includes bounding construction and service penetrations through fire-resistant structures (such as fire walls, smoke walls, fire-resistant exits, and fire-resistant elements including walls, floors, ceilings, protective coverings, lift shafts, service shafts/ducts, access panels, and control joints).
    Annual basis, Ministerial Building Standards MBS002, AS1851.
Fire & Smoke Control Features Of Mechanical Services – AS1851 Section 13
  • Fire and Smoke Control Systems are inspected and tested by AS1851 Section 13 three (3) monthly.
Emergency Planning In Facilities – AS1851 Section 14
  • AS1851 inspects Emergency Planning in Facilities Section 14 six (6) monthly.
Egress
Paths of travel, Stairways, Passageways or Ramps
  • Paths of travel for stairways, passageways and ramps are done in accordance with BCA Part D1 Access and Egress on a six (6) monthly basis.
Warning and Operational Signs (stairway notices)
  • Warning and operational signs are inspected by BCA Part D1 Access and Egress, while fire doors are inspected and tested on a six (6) monthly basis.
Foam Concentration Testing – AS1940
  • Testing of fire fighting foam batch in large storage capacity in accordance with AS1940 every year.
Back Flow Prevention – AS2845 “Encumbrance Notices”
  • Backflow preventers are inspected and tested in accordance with AS2845 every year.
Exit & Emergency Lighting – AS2293.2
  • Exit and Emergency lights are inspected and tested in accordance with AS2293.2 and AS2293.3 on a six (6) monthly basis.
